Harvest Pointe Housing Development

The Centerville Development Corporation is one step closer to making the vision for their new housing development in Centerville a reality. On Wednesday, January 25th the bid letting for the grading and infrastructure was held. Six prime contractors turned in bids for the construction of the project. Four out of six bids came in lower than the engineers original cost estimate of $1.4 million. The bids will be reviewed by ISG Engineering who is overseeing the project. Once all the bids have been reviewed the official award announcement will be made.

In December the Centerville Development Corporation was able to secure a low interest Community Development Loan from Dakota Resources to be able to help fund the infrastructure for the project. This loan partnership, along with the creation of a Tax Increment Finance District for the area was instrumental in making the project feasible. The Development Corporation is also hopeful to be able to take advantage of new legislation in the works through Senate Bill 41 that is designed to assist rural communities in South Dakota with the cost of infrastructure for housing development.   

The new subdivision in Centerville will be developed on 14-acre parcel located in the southeast corner of town that was purchased by the Development Corporation in 2017. The development will feature 22 new lots, with 18 being single-family and 4 being multifamily. The lots will range from 0.30 acres to 0.76 acres in size. Lot prices will range from $24,000 to $49,900. The area has been named Harvest Pointe Housing Development.

The Development Corporation believes this new area for housing will be appealing for many reasons.    It will feature two cul-de-sac neighborhoods. The backyards of over 70% of these new lots will butt up against pasture grass or a farm field. The development offers plenty of space with many of the single family lots being a half-acre all the way up to three-quarters of an acre.  

The Centerville Development Corporation will look to set an official date in February or March where they will start doing presales on lots and start accepting purchase agreements. Weather permitting, Harvest Pointe Housing Development will be ready for new homes to start going up by the end of this summer!
